Your first purchase
Minimum down payment, HBP, FHSA, land transfer tax rebate, CMHC insurance: we cover everything you're entitled to before you even start visiting.
Don't sign your bank's letter
The renewal rate sent by mail is almost always higher than the market rate. Write to me 120 days before maturity.
Using your home's equity
Consolidate high-interest debt, finance a renovation, help a child buy. We calculate together whether the monthly savings justify the breakage penalty.
Second property and plex
Four-season cottage, duplex or triplex: down payment rules and rental income calculations vary from lender to lender.
When the bank said no
Business income, dividends, two years of financial statements: some lenders are made for these files. A branch refusal isn't a final answer.
Know your budget before you visit
Rate guaranteed for 90 to 120 days, confirmed amount, letter same day. A solid pre-approval is often worth more than an extra thousand dollars on your offer.
Broker or branch
The honest comparison, line by line. Your bank does its job well — but it only has one product to sell you: its own.

On a $400,000 mortgage amortized over 25 years, here's the interest gap paid over a five-year term. Rounded figures, for illustration.

Call and pre-approval
Twenty minutes on the phone: income, debts, down payment, project. Pre-approval letter provided the same day in most cases.
Rate shopping
I submit your profile to several lenders and come back with a comparison table: rate, payment, penalty and prepayment privileges.
Building the file
Pay stubs, notice of assessment, bank statements, accepted offer. You send them to me through a secure portal.
Final approval
Property appraisal if the lender requires it, conditions lifted, mortgage commitment signed and sent to the notary.
At the notary's
I verify that the deed's numbers match what we negotiated, then stay available until renewal.
