Your bank offers you one rate. I offer you 25.

I shop your mortgage with over 25 lenders, I negotiate, and you pay me nothing: I'm paid by the lender chosen. You keep the difference.

Illustrative example
$400,000 mortgage, amortized over 25 years 5-year term
Posted branch rate 5.04%
Negotiated brokerage rate 4.54%
Gap over five years ≈ $10,400

Illustration only, calculated on interest paid during the term. Rates subject to change without notice and subject to lender approval.

What I do for you

Six situations, one way of working: I build your file once, present it to several lenders, and explain every option in dollars per month.

01 · First home

Your first purchase

Minimum down payment, HBP, FHSA, land transfer tax rebate, CMHC insurance: we cover everything you're entitled to before you even start visiting.

02 · Renewal

Don't sign your bank's letter

The renewal rate sent by mail is almost always higher than the market rate. Write to me 120 days before maturity.

03 · Refinancing

Using your home's equity

Consolidate high-interest debt, finance a renovation, help a child buy. We calculate together whether the monthly savings justify the breakage penalty.

04 · Cottage and income property

Second property and plex

Four-season cottage, duplex or triplex: down payment rules and rental income calculations vary from lender to lender.

05 · Self-employed

When the bank said no

Business income, dividends, two years of financial statements: some lenders are made for these files. A branch refusal isn't a final answer.

06 · Pre-approval

Know your budget before you visit

Rate guaranteed for 90 to 120 days, confirmed amount, letter same day. A solid pre-approval is often worth more than an extra thousand dollars on your offer.

What half a point is worth

On a $400,000 mortgage amortized over 25 years, here's the interest gap paid over a five-year term. Rounded figures, for illustration.

0.25% less
≈ $5,200

About $55 less per month on your payment.

0.50% less
≈ $10,400

About $110 less per month, and principal paid down faster.

0.75% less
≈ $15,300

The typical gap between a posted rate and a well-negotiated one.

What that changes
A 20-minute call

That's all it takes to know where you stand. No commitment, no credit check before your consent.

Examples provided for illustration only, calculated on interest paid over a five-year term, monthly payments. Rates vary by lender, your credit file, the nature of the property and the type of term. Rates subject to change without notice, and any offer remains subject to lender approval.

Five steps, three weeks

From the first call to signing at the notary's. You only need to provide your documents once.

Day 1

Call and pre-approval

Twenty minutes on the phone: income, debts, down payment, project. Pre-approval letter provided the same day in most cases.

Days 2 to 4

Rate shopping

I submit your profile to several lenders and come back with a comparison table: rate, payment, penalty and prepayment privileges.

Week 1 to 2

Building the file

Pay stubs, notice of assessment, bank statements, accepted offer. You send them to me through a secure portal.

Week 2 to 3

Final approval

Property appraisal if the lender requires it, conditions lifted, mortgage commitment signed and sent to the notary.

Signing day

At the notary's

I verify that the deed's numbers match what we negotiated, then stay available until renewal.

The broker

Twelve years in mortgage lending, six of them as an account manager at a financial institution before moving into brokerage in 2013. It was from the other side of the desk that I realized how rarely the posted rate is actually the best one available.
